Case Study: Fife House, Glenrothes

Client: Fife Council
Location: Glenrothes, Scotland
Theme: Workplace Optimisation • Air Quality • Sustainability
Tech: 3D LiDAR occupancy + environmental sensors, CiiM dashboards & alerts
Overview
Fife Council’s flagship office, Fife House, needed a data-driven way to optimise space, improve indoor air quality, and cut energy/operational waste. In February 2025, Digiflec deployed CiiM to fuse occupancy and environmental data into live, actionable insight for estates and FM teams.
The Challenge
- Space and meeting rooms not optimised, impacting utilisation efficiency.
- No continuous AQ monitoring (CO₂, temperature, humidity) to protect wellbeing.
- Fragmented, slow data from manual assessments; little basis for proactive action.
- Hybrid working & changing behaviours demanding agile space planning.
The Solution
Digiflec implemented CiiM to monitor space and environment:
- LiDAR-based occupancy for precise footfall/desk/room utilisation.
- Environmental sensing (CO₂, temp, humidity) correlated with usage.
- Dashboards to trigger operational responses.
- AI-driven insights to forecast needs and recommend optimisations.
Outcomes & Impact
- 20% improvement in space utilisation through data-driven repurposing of underused areas.
- Strategic resource allocation based on accurate footfall data.
- Initial data suggests potential for a 25% improvement in CO₂ levels, creating a notably healthier work environment.
- Correlation of occupancy patterns with energy usage has identified opportunities to reduce carbon footprint by an estimated 18%.
“CiiM has revolutionised how we approach building management. The real-time insights have already led to significant improvements in both our operational efficiency and the well-being of our staff. This is just the beginning of our journey towards smarter, more sustainable council facilities.” Carlene Simpson, Fife Council
